Your water heater is probably one of the most unappreciated appliances in your house. It lurks in a closet, basement, or dusty corner of your garage and you tend to forget you even have one–until you’re in the middle of your shower and you get blasted with icy water. Don’t wait until your water heater goes out before you realize it needs regular maintenance.

Flush the Tank Regularly

Sediment can build up over time and can decrease your tank’s ability to effectively function and it can also clog your water lines. To flush your line, turn off the electricity or gas to the tank and stop the cold water intake, then connect a garden hose and open the drain valve. Close all of the valves and turn on all of the hot water faucets in the house and turn the cold water inlet back on in the tank.

Keep the Temperature Moderate

Keeping your tank set between 115 to 120 degrees will keep your tank from overheating.

Check the Temperature and Pressure Relief Valve

Lift the lever up and let it fall back into place. If you hear a gurgling sound, that means it’s working properly.
